Room Additions
One of the most important aspects when adding onto your home is how you tie into the existing roof system. You really want to make the new addition look like it was built original to the home. I have seen numerous additions that were not so aesthetically pleasing. We are a design-build company, so we always ensure the proper “street appeal” when designing your addition.
Two-Story Room Additions
Sometimes when you just love your neighborhood and do not want to move but are in need of more space, adding a very large addition to your home is the answer. That was the case with this 3-story addition in West Des Moines. It totaled over 1,500 additional square feet added to the home. We dug a full basement, cut 16′ of foundation wall out and installed a steel beam for support. We added a great room on the main floor and a master bedroom and bath on the 2nd floor. This addition had some beautiful touches with custom built-ins around a fireplace in the great room and a very large 3 headed shower in the master bath along with another fireplace in the master bedroom. We replaced all the windows in the home with Anderson 400 series and replaced all the siding with HardiPlank with ColorPlus. This Urbandale room addition was built on a crawlspace. The homeowner had purchased the home a few years prior and needed more space with an addition to the family on the way. We added a great room off the kitchen/dining room on the main level and added 2 matching bedrooms on the second level. We also added a concrete patio with a basketball hoop for the kids to sharpen their game. The windows are Jeldwen vinyl casements and the siding is a vinyl product.
Great Room Addition
This addition was actually added to my parents home. This room has a true vault with a “stick built” roof rafter sytem, which allows the windows to follow the ceiling vault line. It is finished off with Andersen Windows and Hardiplank siding with ColorPlus.
This great room addition in Altoona was built over a crawlspace. When there is not a need to dig a full basement, we just dig a partial area and line it with plastic and pea gravel and make it a crawlspace. These are the Andersen 400 series casement windows with the ColorPlus HardiPlank siding as well. We finished off the inside with an island and a nice custom built-in.
This is an addition in Des Moines has a full basement under. The owner was needing more space for storage so he wanted the full basement. We also built a burm style garage in the backyard for additional storage. We used Pella windows with hardboard siding to match the existing house. This is a nice addition to a home when needing some additional space on a budget.
Sometimes when adding an addition, it is more economical to build it on a post and beam structure rather than a footing and foundation system. This particular addition was built to move the homeowner’s kitchen area and add more great room space. Insulating the floor and adding a PTAC heating and cooling unit was key when building this addition.
Kitchen Additions
This addition was one of our favorite because the homeowner was so great to work with. Denny and Jane Jurgens from Winterset are great people and Denny kept the crews entertained. First we started off by adding a detached 2 1/2 car garage in place of their old garage. Then we added a 32′x10′ kitchen, laundry, and master bedroom addition. The addition was built on a crawlspace that is easily accessible from the basement. We also replace the entire roof on the home to match the new garage. Having lived in this home for over 30 years, Jane enjoys entertaining and cooking in her new kitchen space.
This kitchen addition in Waukee added a lot of value and space to the home. The existing kitchen was 5′x8′ with a wall separating a small dining room. We removed all the walls and opened the living room up to the larger dining room and added a 15′x15′ kitchen with half bath. The Kraftmaid espresso cabinets look really sharp with the stainless steel appliances.
4 Seasons Sun Room Addition
Sunrooms are a very nice space to relax away from the TV and hustle and bustle of life. Jan and Jerry Roby of Prole had enjoyed their 3 season sunroom for over 20 years. Although they loved their room, it was time to replace it with a more permanent structure and turn the room into a 4 season room. We removed the aluminum framed, all glass room, poured a new footing to install our sunroom. After framing, we installed a Friedrich PTAC (Packaged Terminal Air Conditioner) unit, which allowed the room to be used year round. The geometrical windows and skylights really add a lot of light and character to the room. These types of rooms can be done at an affordable price.
We get a lot of inquiries for sun room additions. This one was built on an existing deck. We insulated it well and installed a PTAC heating and air unit so the owner has full custom control of the rooms temperature, while not putting any additional strain on the existing HVAC system in the home. This is a really popular and affordable option when wanting to add some additional space to your home.
Garage Additions
On this particular garage addition, the owner wanted some added space to possibly put a living area someday. So we built the roof system with attic trusses, allowing additional space above the garage for a future finished area. We also replaced 3 foundation walls on the existing home, as it was built in the late 1800′s.
This was a huge garage addition that was partially built with attic trusses as well. The owner wanted the option of having extra storage or possibly a game room someday. The stone on the front really adds a lot of value to this addition, and we tied some into his existing house as well.
This is a single car garage addition, perfect for a boat or sports car. We had to move the electrical meter from the existing garage, so unfortunately this project was not as easy as it seems. Great way to add additional garage space while making it seem originally built to the home.
Covered Porch Additions
This customer wanted to add an outdoor area they could enjoy while watching their children play in the backyard. We installed all new ColorPlus Hardiplank siding and added this covered porch with deck off their kitchen area. We also installed an outdoor fan so they can enjoy the space on a hot summer afternoon.
This customer wanted back porch addition along with added street appeal to the front on their home. We started by adding the back covered porch area, then we moved to the front and carried the roof line over with custom stick framing to cover the side door area. Adding a gable over a front door really improves the street appeal of a home, as you can see on this house. We then finished the project off with new siding and stone on the front of the house.
